SA Project recently completed a 1.5-floor commercial office fit-out for a leading private equity firm at The Henderson, one of Hong Kong's most innovative commercial buildings. This premium project showcases our technical expertise in delivering complex corporate interior spaces while navigating unique site challenges.

Technical Excellence in Execution

The Henderson's distinctive architecture, with ceiling heights exceeding 3 meters and curved glass panels, demanded specialised approaches in office construction. Our team developed custom scaffolding and lifting solutions to ensure safe, high-quality execution of ceiling-mounted systems. The integration of MEP services required particular attention, as we coordinated extensive audiovisual technology, lighting systems, and climate controls within the challenging ceiling space.

Working within an active building under DLP (Defects Liability Period) required careful planning. Our project management expertise proved crucial in optimising NSC workforce efficiency across multiple concurrent tenant fit-outs. Through efficient scheduling and coordination, we maintained productivity while implementing logistics schedules, including off-peak materials deliveries and just-in-time inventory management to overcome service lift constraints.

Innovation in Problem-Solving

A key challenge was addressing acoustic performance issues near window mullions. Our technical team developed a custom solution - carefully removing mullion covers to fill gaps while maintaining the building's ventilation design.

Anticipating potential delays from the 2024 Chinese New Year holiday, we implemented proactive supply chain strategies. Our establishes network of suppliers and manufacturers enabled us to secure and store critical materials well in advance, maintaining project momentum through the holiday period.

Sustainable Implementation

Our interior fit-out execution aligned seamlessly with The Henderson's green initiatives. We integrated energy-efficient systems and water-saving fixtures throughout the space. The installation of comprehensive sub-metering systems enables granular monitoring of energy usage, providing valuable data for ongoing performance optimisation.

Water conservation was a key focus of our implementation strategy. Beyond installing water-saving fixtures, we implemented a water leakage detection system with sensors and sensing cables throughout the space. This proactive approach not only prevents water waste but also protects the client's assets from potential water damage.

Throughout the construction process, we adhered strictly to The Henderson's green fitting-out guidelines. Our material selection and implementation practices aligned with the building's commitment to sustainability while meeting the high standards of a premium corporate space.
